Room viewing checklist
A viewing takes fifteen minutes and decides the next year, so go with a list. View in daylight if possible, and once more in the evening if the first visit goes well.
The room
- Does it have a window that opens, and which way does it face? West-facing rooms are hot in the afternoon.
- Switch on the air-conditioner and the fan. Listen for noise and check for water stains under the unit.
- Look at the ceiling corners and behind the wardrobe for mould.
- Test every socket with a phone charger, and check the door lock.
Shared spaces
- Run the shower. Check water pressure and whether the water heater works.
- How many people share each bathroom?
- Is cooking allowed, and is there space in the fridge?
- Is there a washing machine, and somewhere to dry clothes?
The building and the street
- Walk to the nearest LRT, MRT or bus stop and time it. Is the route covered and lit at night?
- For condominiums, ask how access cards are issued and whether there is a charge for them.
- Ask about parking if you have a car or motorcycle, and what it costs.
The people and the rules
- Who else lives in the unit, and does the landlord live there too?
- Are visitors allowed, and until what time?
- Who cleans the shared areas?
Money and paperwork
- Confirm the rent, what it includes, and the due date.
- Confirm each deposit and the conditions for getting it back.
- Ask to see the tenancy agreement before paying anything.
- Pay by bank transfer to a named account and keep the receipt.
